Your Madison Valley base camp starts here. Lot 181 in The Shining Mountains is 8.564 acres of open, platted land with a build site that looks straight at Sphinx Mountain. Picture a great room and covered deck framed on that peak, with the Madison Range running the horizon and big western sky overhead. The fishing begins before you leave the neighborhood. Cold Creek Pond sits just down the road from the home site and holds cutthroat. Ownership in The Shining Mountains also carries a privilege few lots in the valley can offer: private access to Upper and Lower Haypress Lakes, reserved for subdivision owners only, with rainbows in the lower lake and browns and rainbows in the upper. Minutes away, the Madison River delivers some of the finest trout water in Montana, and nearby State land opens the door to hunting, hiking and backcountry days in every season. Build the recreation lodge you have always wanted and come back year round, from spring runoff and summer evening hatches to fall hunts and winter snow. At 8.5-plus acres with established subdivision roads on recorded 60-foot easements, you have room to site your home, well and outbuildings exactly where the views and the sun want them. Protective covenants preserve the character of the neighborhood: residential use, generous setbacks, architectural review and no further division below 5 acres, so your view corridor stays wide open. Unincorporated Madison County keeps the building process straightforward for owner-driven projects. Vacant land with no existing structures; buyer to install private well and onsite septic and contact NorthWestern Energy to run electrical. Buyer to verify all information.
